The real estate adage location, location, location, tells only half the story. The other half is to design and build the one home that suits the location perfectly. We begin to scout the location that inspires us to build the perfect home for it.
That’s how we identified this 21,000-square-foot piece of land with a neglected 1950s rambler; we saw that it would be the ideal place for a large-scale urban retreat. We confirmed this when we looked at the land from the air.
Naturally, we called it “The Nest” and began to design a Bellevue luxury home deserving of the name and the location.

With the image of a nest, the architect determined the home’s overall dimensions and placement on the land. The exclusivity of the Bellevue neighborhood and the presence of adjacent newer homes called for an expansive home.
Given their generous square footage, conventional building plans often allocate too much room to one area at the expense of another. An example is an enormous space on the main floor with an uninterrupted view from one end to the other.
Aside from being wasteful, such areas ignore the size of our bodies compared to our surroundings. Living spaces must balance having a large party, spending time together, and wanting to be left alone.

The two forces driving intelligent home design are technological progress and environmental considerations, the latter of which is manifest in new laws and regulations.
We comply with these rules by balancing compliance with the current status and anticipating future developments. When we hand you the keys to this Bellevue luxury home, you can decide what is best for you.

Although tastes differ, we consider some things universally beautiful. Who doesn’t delight in the beauty of a sunset or a rainbow?
Some objects, such as sailboats or windmills, are beautiful because their forms express their functions. We consider other objects, such as cars, furniture, or buildings, beautiful because they exemplify a period.
With these observations in mind, we designed and built this Bellevue urban retreat. On the outside, the home reflects the contemporary style of the Pacific Northwest and The Nest’s bucolic setting. The calm of the outdoors extends to the home’s interior.
Bellevue luxury homes: a word about pricing
There aren’t many Bellevue new construction homes in this price range. Over the past 12 months, only two other West Bellevue luxury homes were active and sold between $7 and $8 million. One of them was a 2023 construction that sold for just over $7 million before construction began. Another comparable Bellevue luxury home sold for $7.75 million. The three homes are of similar interior square footage but the lot size of the “The Nest” is nearly twice the size and offers more privacy.

Alex Raizman
is a senior software development engineer. Ten years ago, he first collaborated with the architect, builder, and designer in building his own Bellevue luxury home. Three years later, in 2017, he acquired a neighboring property.
With his vision, the same team created the Bellevue luxury residence at 989 100th Avenue which sold in three days. The Nest is the third project for the team. Alex acquired the Bellevue property in December of 2002.
Tim Olson
is the owner of the Kirkland architecture firm by the eponymous name. He received his Master of Architecture degree from the University of Washington, in Seattle.
In business for 30 years, Tim Olson has collaborated with Jeff Ireland for more than two decades. Their collaboration encompasses projects ranging from remodels to the building of large, Bellevue luxury homes.
Jeff Ireland
started in the building trade by restoring the masonry of historically registered places. The required attention to structural integrity and detail served him well to this day. He established an insider reputation as one of the best new home contractors on Seattle’s Eastside.
No longer a secret, Jeff’s reputation is becoming more public. For example, his construction of a 4,000-square-foot custom residence in Woodinville was featured in Portrait Magazine.
Helen Smythe
the daughter of a builder, Helen fell in love with the building trade at an early age. She bought and remodeled her first home on Lake Washington in the 1970s and her second on a five-acre lot in Snohomish.
From there, her interior design work took her all over Washington and Oregon. She has worked with Jeff Ireland, the builder, and Tim Olson, the architect, over the past 20 years.
Gerhard Ade
is a branding expert whose most well-known design is the VIA logo for Canadian National Railways. His work in corporate identity for the Munich Olympics, Volvo, and TRW has won numerous international awards.
After heading his own company for ten years, he served in senior positions at two leading global brand consulting firms in New York and Seattle.
